Congratulations on moving into your Newtide home! On this page, we’ve collected everything you need to know as a new tenant.
You can refer back to this page anytime, and if there's ever anything you're unsure of or need help with, please don't hesitate to give us a call. We're here to support you from day one, right up until the end of your tenancy. We're always happy to hear from you.
How we work
Here at Newtide Homes, we have a dedicated Customer Services Team who are on-hand for all your everyday queries and questions. Plus, we have an experienced Housing Team who can support you with moving in and out, paying rent, managing rent debt and more complex tenancy queries. The number to call is always 0808 168 4555.

New home standard
When you move into your new home we will make sure you have everything you need to get started. We call this our new home standard, and it sets out nice and clearly everything you can expect from your new home from day one, along with the ways in which you should look after these things once you’ve moved in. Please note, if you have moved into your home from a mutual exchange this standard does not apply.
Decoration
Your new home will be decorated neutrally throughout. Any unused heating controls and picture hooks will be removed, and walls will be repaired. We will also carry out any plastering where necessary.
Shower/toilet
If your home is without a shower, we will have a new one fitted for you providing it is practically and physically possible. If your home has an existing shower, we will fit a new head and hose and flush the system through. We will also fit new toilet seats.
Basins
We will provide new plugs and chains to all sinks and your bath.
Locks
The locks to your new home will be changed, and we will provide you with one set of keys.
Electrical
All the rooms in your new home will have a minimum of one double plug socket, except for bathrooms, shower rooms and toilets. We will also provide new pull cord strings, and all fans will be serviced and cleaned.
Kitchen
Your new kitchen will have space for cooking facilities and a fridge freezer, as well as a connection for a washing machine and dishwasher if applicable. Any existing integrated appliances will be PAT tested and serviced and gifted to you with your the new home.
Asbestos
We will carry out an asbestos survey before you move into the property. If any asbestos containing materials are identified that are in an unsuitable condition, we will either remove them or make them safe before you move in.
Tenant responsibility. If you think that any asbestos containing materials in your home have been damaged or disturbed, please contact us.
Pests
Where we’re aware of pests, we’ll ensure you home is free of them by the time you move in. However, should there be any issues and ongoing treatment, we’ll communicate a clear plan of action.
Cleanliness
We will clean your new home throughout.
External
We will clear and trim your new garden including the grass, shrubs, bushes, and any trees. And if required, we will repair or reinstate your letterbox.
Drainage
We will make sure your water pipes are flushed and free of Legionella.
TV aerials
Any existing TV cables will be made accessible in the living room area. If your home is served by a shared TV aerial or digital system, we will make a connection available for you in your living room.
Smoke detectors
We will install Carbon Monoxide detectors, heat detectors near your kitchen, and smoke detectors on each floor of your home.
Bulbs
We will provide you with energy-saving bulbs in all the light fittings in your new home.
Fencing
We will make sure your front boundary is the same or similar to any neighbouring properties. Any repairs we carry out will match the existing fencing. Your rear boundary will be marked with a post and wire fence, unless it borders a communal area in which case we will provide 1.8m fencing with concrete posts.
Responsibilities
There are several things in your home that we, as your landlord, are responsible for maintaining, repairing and replacing. Similarly, there are things which you’ll be responsible for. Plus, when it comes to home improvements, it’s best to read up on which things you’ll need to ask permission for and what the guidelines are.
